Asset Register and Hierarchy Development

Plant asset register is a basic building block for Asset management system such as CMMS / ERP. Using asset information data, the life cycle of the asset from the installation through operational life time to disposal can be traced. preventive maintenance routines to be efficient, each asset in an operating plant is to be arranged in hierarchical fashion, with clearly defined parent-child relationship.

Functional and equipment criticality/failure analysis

Economical utilization and conservation of resources and available materials, stores or equipment are of paramount importance for the progress of the organization. Provision of proper storage conditions for items, treating them with preservatives and packing them properly reduces considerably the rate of deterioration . The agencies, which cause deterioration, may broadly be classified a) Biological and b) Non-biological.

Risk Based Maintenance

Risk-Based Maintenance (or RBM) uses the identical functional description of systems, sub-systems, functional failures and failure modes that RCM employs but it is different in that the criticality class is replaced with an explicit risk calculation. Some of the benefits of adopting a RBM include improved Safety and Reduced Risk, long-Term Cost Saving, improved Inspection and Maintenance Planning. In addition RBM also helps in making informed decisions.

Condition Monitoring

Condition Monitoring is frequently used as a Predictive or Condition-Based Maintenance technique. There is an increasing use of Condition Monitoring techniques to highlight potential equipment problems. Condition Monitoring is the use of advanced technologies in order to determine equipment condition, and potentially predict failure. Reliability Centered Maintenance

Reliability-Centered Maintenance is a method for developing and selecting maintenance design alternatives, based on safety, operational and economic criteria. It is a method by which operators can use its failure data, system design redundancies and operating experiences to develop a flexible and effective maintenance system. RCM will enable you to optimize the operational reliability of plant equipment. The process by which we select a reliability strategy is very systematic and logical.

Spare Parts Review & BOM Preparation

Bill Of Materials

Bill of materials can be created against equipment's or Functional locations. Better methods of creation of bill of materials are through material BOM and this can be linked to equipment or Functional Location as the case may be. Either flat structure BOM or multi level BOM are created as per the requirement. Multilevel BOM includes maintenance assemblies as recommended in ISO 14224. Maintenance BOMs also can be created against specific maintenance task lists which are handy in planning the availability of spares before the particular maintenance work is scheduled.

Bill of materials also follows the maintenance strategies accepted by the higher management of the plant. Bill of materials is prepared choosing the spare parts recommended by manufacturer or through part lists and arranged as per maintenance assemblies of equipment cross sectional drawings. These parts are first catalogued in material master as stock or non stock items and are used in the BOM.

Software developed a standard Spare Parts SPIR Management and Materials & BOM creation process that is used for all, Greenfield and Brownfield projects or Spare Parts and BOM cleanse activities. This involves review of supplier submitted SPIR`s in various file format. The guide applies to the review, selection, recommendation and coding of spare parts quoted via SPIR for all items of equipment purchased, which require spare parts. The processes identified in this guide apply equally to equipment purchased by the procurement division of the company as purchased by third part contracts. Spare parts are needed to provide an uninterrupted operation of certain equipment e.g. shafts, impellers for centrifugal pumps Stocking of s/p justified only if it is foreseen they will be used in near future where deterioration (wear) of equipment concerned. Interchangeability: A condition which exists two or more items possesses such functionally and physical characteristics as to be equivalent in performance and durability, and are capable of being exchanged one another without modification in item nature.
